Project IP Participation
Accessing Existing TNC Systems
Terra Nova Capital does not create isolated hotel concepts on request.
TNC provides access to existing governed hospitality systems whose doctrine, typology logic, territorial principles, architectural standards, service logic and development framework have already been structured.
Project IP Participation allows an investor, owner, developer, operator or asset holder to apply one selected TNC system to a specific project opportunity.
The objective is not to buy a hotel brand.
The objective is to begin development with a structured hospitality system before major capital is committed.
What Participation Provides
Project IP Participation may include access to:
→ system doctrine
→ product logic
→ typology framework
→ territorial compatibility principles
→ architectural guidance
→ dimensional standards
→ operator-compatible service logic
→ development-phase control framework
→ project validation process
→ system documentation under NDA
The TNC fee is not paid for documents alone.
It provides a structured concept, doctrine, typology, architectural and development framework intended to help the investor avoid misdirecting significant development capital before major CAPEX is committed.
Participation Opportunities
Project IP Participation may apply to:
→ hospitality developments
→ branded residences
→ mixed-use developments
→ urban hospitality
→ adaptive reuse projects
→ landscape hospitality environments
→ long-stay hospitality environments
→ productive rural hospitality
→ typology-based projects
→ operator-led or owner-led project structures
→ product and concept integration
Participation Structure
Assessment
Evaluation of project potential, territorial compatibility, typology alignment, operator compatibility and system fit.
System Access
Access to the selected system’s doctrine, product logic, frameworks, standards and documentation.
Project Application
Application of the selected system to a specific site, asset, building, territory, typology, operator structure or development opportunity.
Development-Phase Control
Review and guidance during concept development, masterplanning, architectural development and pre-opening preparation.
Investor-Led Decisions
The selected system doctrine remains the reference framework.
Final project authority remains with the investor, owner, developer, operator and project vehicle.
Where the investor or project vehicle expressly requests a deviation, adaptation or exception from the TNC reference doctrine, such decision remains an investor-led project decision.
TNC is not responsible for the commercial, operational, architectural, financial, brand, planning, operator or coherence consequences of investor-led deviations from the reference doctrine.
Typical Participation Profiles
Project IP Participation may originate from investors, developers, operators, landowners, property owners and asset holders seeking to structure a hospitality project through an existing system rather than starting from an undefined concept.
The selected system may serve as:
→ concept foundation
→ product architecture
→ development framework
→ operator-compatible hospitality logic
→ typological guide
→ architectural reference framework
→ CAPEX protection tool before major project decisions are fixed
